Evaluation

Identify and Assess Re-Development Opportunities

Preliminary Assessment (no fee)

Examine golf course layout to identify redevelopment opportunities

Formulate preliminary opinion regarding legal and regulatory requirements and how to navigate

Evaluation of current irrigation water source(s) and existing golf course irrigation system

Conduct assessment of local real estate market to evaluate appropriate balance between land use, prescribed densities and sustainability best-practices

Present preliminary findings to client and offer opinion regarding advancement to Formal Evaluation and due diligence stage

Execute Formal Evaluation contract between client and GLG

Formal Evaluation (flat fee)

Conduct legal review to yield expected tolerances of commercial vs. residential and corresponding densities along with any potential obstacles and estimated timeline

Tabulate and categorize initial thoughts and concepts related to land plan incorporating golf course revisions in tandem with creation of developable parcel(s)

Present all options related to project feasibility, costs, legalities, timeline and projected profit to client for consideration

Identify and assist in securing any rebates, grants or other financial incentives available from local/state water authorities or other regulatory entities offered in exchange for turf reduction efforts

Assemble ROM budget for proposed concepts including all soft costs (engineering, GCA, permitting, etc.) and anticipated construction costs

Prepare financial pro forma incorporating budget and projected sale of land

Execute Redevelopment contract between client and GLG

Redevelopment

Design and Construction (fee based per project budget and timeline)
Pre-Construction

All proposed legal and regulatory efforts are actionized

Deploy all networking and marketing efforts to begin soliciting interest from developers and/or homebuilders regarding the developable land being unlocked in line with selected concepts

All requisite engineering (if warranted) and golf course renovation design/construction documents are generated based on selected concept by client

Execute construction contract with golf course contractor (or self-perform) and develop estimated construction schedule

Coordinate all legal matters including rezoning, land use entitlements and permitting for construction

Construction

Proceed with the renovation of the golf course

Preliminarily develop unlocked parcels of land via demolition, clearing and mass grading

Complete the renovation of the golf course

Monetization

Continuance of marketing and eventual execution of land sale (fee negotiated as disbursement from client profit)

Sale Execution

Dialogue maintained with developers from initial marketing efforts to close transaction with selected concept

Manage the sales transaction of the developable parcels

Post Sale

Continue to work with client to ensure execution of plan and that deliverables have been achieved

GLG Stays on through completion of parcel(s) build-out to ensure compliance with GLG’s initial plan

Conduct project closeout and administration thereof

All proceeds from the sale are processed as per contract
